Expertise best utilized in assisting investors including and not limited to those fixing and flipping properties, those dealing in land to be subdivided, sold to builders, and/or built upon, and those looking to buy with the intent of having construction work done as a part of a plan for the property. And, with familiarity with Property Management, RJ is able to provide solutions for any situation.
For example, a buyer looking to fix and flip or a seller who wants to improve their property to get a better return, RJ is extremely familiar with the Southern California markets including construction costs, contractors, timing, product selections/spec levels, etc that he can assist, as more or less a one stop shop for such a client. Or, for example a seller of land wants to increase the value of their land and sell it to a builder. RJ has worked for builders and managed the whole entitlement and due diligence process... RJ knows what it takes to subdivide land, he knows what builders look for in terms of developable property, and he knows how the proformas work to help make a deal pencil out. This includes soils reports, grading plans, dry and wet utility points of connection and so forth.
